Gated or Open: How to Choose a Beachside Neighborhood

What a gate actually buys you on the island, and when an open street is the better answer.

Many of the island's neighborhoods are gated. A gate typically comes with association fees and shared amenities, and four gated communities (John's Island, Windsor, Orchid Island and Sea Oaks) also require club membership. Open neighborhoods trade that for walkability and lower carrying costs.

What Does a Gate Include?

Usually a staffed or card-access entry, private roads, landscaping and shared amenities such as a pool, tennis or a beach crossover, funded by association dues. It does not by itself imply a club membership requirement.

When Is an Open Neighborhood Better?

When walkability matters. The three neighborhoods you can walk to Ocean Drive from, Central Beach, Old Riomar and the south edge of Riomar, are all essentially open streets, and carrying costs are lower without association amenities.
